Building 3 Demolition and Site Clearance

Following the successful relocation of the University Careers Service into Building 37 by Gentle Consulting, Building 3 was demolished as part of a wider project to form the entrance route of the new IFLS Building. Building 3 was originally constructed in 1927 to house botanical laboratories with attached greenhouses although over the years it has served as a science laboratory and a lecture theatre. Prior to demolition Gentle Consulting arranged for salvageable materials to be reused and recycled along with a number of condition surveys which revealed asbestos, ground contamination and the presence of bats.
As Project Managers Gentle Consulting tendered, managed the strip out and demolition of Building 3 and worked closely with the University to arrange for services to be isolated and appropriate notifications to the statutory authorities. The main challenges of the project were dealing with below ground services, many of which were not recorded, and working around tree preservation orders, one tree being the largest of its species in Europe.
Crushed masonry arising from the demolition will be used in the forthcoming landscaping phase.
